What the 5th of the month looks like now
Bank transfer screenshots arrive on Telegram all week, half of them without a unit number. Someone sits with the receipt book and an Excel sheet and tries to match them. A tenant moved out in August but the bill still goes to their name. An owner calls to ask why they owe for water they didn’t use, and nobody can find the meter reading.
None of this is anyone’s fault. It’s what happens when 200 households are run from a notebook, a spreadsheet and a phone.
The whole compound billed in one go
Service charge, water, parking, last month’s balance: Tora adds them up for every unit and sends each resident their bill. Late fees start on the day you set, not when someone remembers.
A transfer slip becomes a receipt
Residents pay the way they already do and send the slip from the app, attached to the right bill. Your accountant looks at it once and confirms. The receipt is numbered, sent to the resident and kept with the payment.
Your lease, filled in instead of retyped
Keep your own lease wording, in Amharic or English. Front office staff pick the unit, type the names, rent and witnesses, and print. The wording stays exactly as your lawyer approved it.

What residents get
An app in Amharic or English with your company’s name on it. They see this month’s bill and how it was worked out, send their transfer slip, and get a receipt back. Notices from the office arrive on their phone, and they can report a leak without calling anyone.
Owners who rent out their unit see the bills too, so nobody is surprised when a tenant leaves owing money.
Your residents’ details stay yours
Phone numbers, ID numbers, contracts and payments are personal. Each company’s records are kept apart by the database itself, so a mistake in one screen can’t show you another company’s residents.
Staff only see the compound they work in and the parts their job needs, and every change, from a corrected bill to a removed tenant, is recorded with who made it and when.
Questions we hear
Do we have to type all our units in again?
No. Send us the Excel file you use now. Blocks, units, owners and tenants go in as they are, and you check everything before it’s saved.
What if some residents don’t want an app?
Then nothing changes for them. The office still records their payments and prints their receipts. The app is there for the ones who want it.
Does it take payments?
Residents pay the way they do now, by bank transfer or mobile money, and send the slip through the app. Your accountant confirms it and the receipt goes out.
Can our residents see our name instead of yours?
Yes. Your staff sign in at your own address, like sunshine.toraproperty.com, and residents see your name and logo in the app.
Is it in Amharic?
The resident app is in Amharic and English, and contracts can be written in either. The office dashboard is in English for now.
